Buying Florida Property Offplan

Buying Off Plan in Florida

Central Florida is a top location in which to buy offplan investment property. Close to the main tourist attractions in Orlando, Florida property developers are creating new landscaped gated communities featuring luxurious Florida villas, Florida condos and Florida townhouses - all at a fraction of the price that it would cost to buy a similar spec home in the UK.

Naturally, Florida property developers want to sell as many of their new Florida homes as soon as they can. Opportunities to buy Florida property offplan are therefore numerous. Currently, 1st for Florida Property, through our partners in Florida, have access to offplan property on some 15 - 20 Florida property developments. Not all are advertised on our website. If you don't find what you are looking for on our site then please ask.

What is buying offplan and how does it work?

Buying a Florida property offplan basically means reserving a Florida property before the build process is complete or before construction has even begun. It saves Florida property buyers money, and maximises the return on their Florida property investment.

Typically, a Florida property developer will begin selling plots on their development prior to the commencement of any construction work. The Florida property developer will also offer a range of property styles that can be built on the plots available. These will be offered initially at discounted prices.

When buying a Florida property offplan the buyer selects a plot from the developer's plot map, along with the style of the Florida property that they wish to have built on their plot. The price of the Florida property is then fixed at contract, and a deposit of between 10% - 20% paid to the developer. Normally, no further payments are requested by the Florida property developer until completion, which is often 6 - 18 months following.

Buying offplan is a win/win situation for both the buyer and the developer. The buyer secures a lower price for their Florida property than they would pay for the same property once the development is complete. This may translate into a saving that is as large as 30%. The developer wins too because they are able to sell the plots on their development real fast.
