Before you enter your new home
Our service for preparing your home includes -
- Securing registration with the State of Florida sales tax
authorities
- Obtaining a hotel/motel lodging license
- Installing inter-linked smoke detectors, emergency lighting, fire
extinguishers, and dead locks on external doors (if not already
fitted)
- Arranging connection of utilities including gas, water &
electricity
- Arranging for cable TV & telephone to be connected
- Ensuring furnishing & finishing of your home is completed on time
- Carrying out a final inspection prior to closing
When you are away
Our service for looking after your home while you are away includes
-
- Receiving property bills on your behalf (water, gas, electricity,
telephone etc) and, subject to being kept in funds, settle them for
you.
- Arranging for pool maintenance, garden maintenance & pest control
services on a regular basis
- Arranging for the property to be completely cleaned, bed linen
washed & changed, and toilets sanitized before you return and after
each party of guests vacate the property.
- Managing & maintaining a reservations system for rental of the
property
- Providing a 24-hour key collection service so guests can collect
keys en-route to the property regardless of time of day or night.
- Providing check-in facilities for guests as required by State of
Florida law
- Arranging for any necessary repairs or renovations
Rental Packages Offered
Stability & consistency of rental income to offset property
management costs and mortgage repayment costs is a big concern for
many people buying a home in Florida. To help new homeowners achieve
the income they need from their property, Classic Realty is able to
offer two rental plan options -
Option 1 - The Flexible Plan
An annual 36-week rental agreement whereby the owner can choose the
weeks required for personal use and receive rental income on a per
booking basis.
Option 2 - The Combination Plan
A 5 or 7 month leaseback plan in which regular monthly payments are
paid to the owner, whether or not the property is rented. This plan
is perfect for those who do not intend to use their Florida home on
a regular basis and would like to receive significant guaranteed
income to cover all expenses & mortgage repayments. The remaining
weeks on this option are rented out similar to the flexible plan
guidelines and owners can choose to use their property whenever they
wish in this period.
Of course, a third option remains that owners can market their
property for rental themselves.
